This is such a cute place with plenty of space inside and out. It's in a nice area where it's not too busy and feels laid back. I did drive past it though because, it looked like an office building to me. The decor is farmhouse and cozy in the inside with a full shaded patio outside. My food was average, maybe a little below. I ordered chicken and French toast sticks. The chicken tasted a bit dry and overcooked. They were small pieces, which I think is pretty easy to over fry and dry out. They also didn't have much flavor. The French toast wasn't special, but was the texture and taste I expected. My daughter had the turkey & impossible sliders, which she said was okay. The staff was really nice, and it does seem like a nice place for the locals to gather and brunch. It just wasn't a place I'd likely visit again. Oh, they have free cornbread to start the meal and a chocolate chip cookie to end it. Cornbread was pretty good. The chocolate chip seemed really old, not really edible.

Amazing restaurant! It is literally a hidden gem. It’s located in an out of the way place with no signage so this is definitely worth going but it’s probably word of mouth. They brought us fresh cornbread muffins to begin with and yummy brownies at the end; what a special treat. We had the pesto chicken sandwich, grilled cheese, French toast with chicken and a Cobb salad and everything was delicious! There are so many unique ideas on ordinary dishes. Really big outdoor, nice dining area with beautiful trees. We were visiting friends and I will definitely return to try something different. Highly recommend!

Amazed by this place! Friendly service and the food was amazing! Admittedly a little hard to find on the first time, but still found it. I had the Breathtaking Buttermilk Pancakes and WOW! The portions were much bigger than I was anticipating for the price, something you don't see anymore. The place is 100% pet friendly, even saw some water dishes being brought our for them. Absolutely recommend!

Love this place. It has such a vibey spacious patio. I had the pancake breakfast with maple smoked bacon and scrambled eggs. Give their house made salsa Verde a try with the eggs it s fabulous. They started with a couple of small pieces of cornbread that were delicious, and gave me a couple of chocolate chip cookies at the end of my breakfast. Coffee was onpoint too. I ll definitely be back!

Really dig this place. Nice quiet location near the Burbank airport, easy on/off the freeway, and the dining experience with the outdoor patio area surrounded with tall mature trees give it a comfortable vibe! And the food- excellent! And reasonably priced!

Stopped by to grab a bite during our stay in burbank. From the complimentary warm corn bread to start off and the cookies to end the meal , everything was so delicious! I had the sweet potato tacos for my meal and it was so fresh and tasty.

The biscuits and gravy are some of the best Ive ever had. Quite honestly probably better than any Ive ever had in the south too. I hope to be back again and will dream about them till I do make it back (I love out of town was through on a work trip)

Nice spot in the middle of office spaces. This is a spot which can easily missed or mistaken for an office patio. Great service and amazing choices. The portions are decent , offering value for money dishes. Vegetarian options: They do have multiple vegetarian options including burgers, salads and sandwiches. Parking: Enough parking at the back once you enter the lot.

This place can be summarized with one word fine. The food was just a notch above bland, the vibe is very Anglo-geriatric, and the location doesn t really justify going. They try hard though. Service is great. I will say that the hash browns were the saving grace.

The grilled cheese sandwich was mediocre, even though the idea to add fig jam was interesting. The bread was not crispy and the tomato soup tasted like something from Trader Joes. The French dip sandwich had too thick slices of beef and overall tasted bland. Complimentary baked goods were mediocre and honestly tasteless. In addition, the waiter incorrectly took an order the first time and I needed to wait extra time to get the item I actually ordered. The only nice thing was the ambience.

This amazing little place hidden in the back of an office park, is a great way to spend your breakfast or lunch. My wife and I had breakfast inside, and we really enjoyed the taste of our food. Quality/Quantity vs. Price is really, really great. We found them in social media. Otherwise, they would be impossible to find from the street, so know that going in. That being said, it offers C&F a beautiful setting to put a restaurant in. A huge outdoor seating area and a nice size, comfortable indoor eating area. I know they have A/C there. It was just a little weak. At noon during the summer heat, it was almost as warm inside as out. Maybe theyll work that out. Our waiter was friendly and did the waiter things. I had to ask to get a second cup of coffee after waiting a while. I know, Im a douch. The place wasnt that busy (its a pet peeve), customers shouldnt have to ask for more coffee during breakfast. It should be automatic. *Someone* (owner, dishwasher, someone) should be on coffee refill duty. Ive been to many restaurants that will never leave my cup get to the bottom. Again, douchy complaint. I get it. But it matters to me. Food, phenomenal! SO much quality food for the money. (See pictures) So, just to get back on track! GO HERE!! SPEND YOUR MONEY HERE!!! THE FOOD IS DELICIOUS!!! THE SETTING IS GORGEOUS!!! Seriously, give this place a try. Id like to see it stick around a long while! Parking: This place is on the back side of an industrial park. There is plenty of parking outdoors next to the restaurant.

I wish we had known about Charlie and friends MUCH sooner than we did...and we live less than a mile from them!! This is my youngest daughters very favorite place to eat and the chicken sliders with aioli is her go-to. If youre in the area, make a stop to Charlies. Theyre hidden out of the way, but what a find!

Our waitress Alley was so good to us! We enjoyed a relaxing yummy breakfast. She kept out coffee topped off, brought us amazing shoe-string hash browns, and took time to chat with us Try the Egg croissant sandwich, and sweet potato fries. The bacon is good!!

A nice atmosphere in an office park and secluded from traffic. Tons of outdoor seating, dogs welcome. I think the food is sometimes a hit and sometimes a slight miss. The garlic parmesan fries are delish, the french toast was soo good but the egg dish was small and overcooked. Lots of little freebies and attentive staff. I still like going again and again.

We were so looking forward to trying Charlies based on the great reviews. Unfortunately, it was a bit of a let down! The location is interesting as it is in an office building but has a really nice outdoor patio. The general look and feel of the restaurant interior is a bit outdated and cluttered decor-wise, the food was served in odd/impractical ways (like a wooden boat holder for tacos that made them nearly impossible to eat) and the service was average, at best. We hoped the food would redeem our experience and make this a great neighborhood spot but everything we ate for lunch (three very different meals) was disappointing and somewhat basic - it felt like you could make the same thing at home (and probably do it better)! Ironically, the best things we ate were the unexpected free items that come with your meal - the cornbread appetizer and the sopapilla dessert! Perhaps well give it another try in the future - the french toast did look good when the table next to us ordered it!

I ordered the Cobb salad and sweet potato fries. The salad had plenty of bacon and chicken for the entire salad (although I couldn t eat it all, about half) and the fries were the best I ve ever had! They give you two mini cornbread muffins (made with blue cornmeal) with honey on them. I don t care for cornbread but these were very good. Also got a cookie afterwards! Presentation was great! Not your typical restaurant dishes. Service was phenomenal! Juan was super nice with a great sense of humor! Definitely will be back! Sorry! I had already started my salad before thinking of taking a picture!

This place was recommended to us as very good and convenient to Burbank airport. I ordered the pancake breakfast with scrambled eggs and bacon. The pancakes were almost hard (not fluffy). The eggs were tasteless and the bacon was cooked the day prior (dry and cold). They were very nice and gave us each a cookie to go. My cookie was hard and not edible. I do not recommend this place.

We were sitting down almost immediately after walking through the door. The atmosphere was pleasant, the service prompt and friendly, and the food delicious. We had two wonderful surprises: warm cornbread bites after we ordered, and just-out-of-the-oven chocolate chip cookies when we were finished. Absolutely want to return next time I come to the area.

Ive heard of this restaurant from the Facebook Burbank Restaurant support group. And i was pleasantly surprised, there is plenty of room to sit outside and its beautifully cool indoors. Bathrooms are super clean. And they gave us great muffins and dessert. Theyre doing well for an opening. Maybe if they checked in more it would definitely put things over the top

I also came back a week later and have another great omelet, free coffee a nice cookie to polish it all off with. I double down on my order and got a steak salad to go. Sorry I was so hungry today I ate the eggs and forgot the picture. There was also plenty of outside seating and you can bring your dog. My friend will bring her dog next visit.

Good space, amazing people. Very good food. Cant wait to go thru the menu, $5.00 corkage if you want to bring wine. No alcohol is served at the moment.This one is for keeps

Very impressed with the quality of the food and service. Our food, Po Boy sandwich and a burger were very good. The restaurant is at the back of an office building and next to a parking lot wish sounds unappealing but...the outdoor seating is nice and peaceful with many trees providing shade.

The food is great and the outdoor seating is nice too, definitely recommended. Make sure to ask what the specials are, theyre usually amazing.

Joined some friends here for lunch today and it definitely lived up to the good reviews. Wonderful outdoor seating area, yummy food and great customer service. They even brought each of us a cookie along with the bill. We will definitely be coming back!

I had the Southwest Breakfast Burrito which was very good. The outdoor seating area is very nice and surprisingly quiet during the time I was there. The prices are on the higher side, but the food quality, the free cookie, and 10% off made up for that. Definitely recommend and will be back to try more menu items.

Absolutely love this place!! The location is a little strange but so worth the trip. Super cute aesthetic, very yummy food, and most of the packaging for takeout food is compostable The bacon was thick cut & somehow also crispy!?! It was magical. The eggs were perfectly cooked and fluffy the pancakes were basic but delish, and they provided butter & syrup to top And to add to all that, the staff was incredibly friendly and they have a loyalty punchcard!

I LOVE this place. The staff are so caring and get to know you if you keep coming back. The food is also really good and worth the price, especially their lunch time.
